Canyon Court Business Park

Canyon Court is a new 64 acre, 22 site business park featuring M1 / M2 zoning, fibre optic connectivity and easy access to Ontario's 400 series highways. Lots range in size from 0.8 - 8.5 acres and will be supplied with traditional services such as water, natural gas, sanitary and storm. The M1 and M2 zoning is flexible to allow for various types of land uses from manufacturing to office developments.

Notations*

(*1) Only permitted if connected to full municipal services.

(*2) Outside storage is permitted only as an accessory use.

(*3) Permitted only as an accessory use provided the accessory use does not exceed 25% of the gross floor area.

(*4) Outside Storage shall only be permitted provided:

  • it is located in the rear yard
  • a visual barrier is provided adjacent to any other use in accordance with the requirements of Section 4.24 of this By-law
  • the height of outdoor storage may not exceed the height of the lesser of 3 metres of the height of the visual barrier
  • the maximum lot coverage of all building and the outdoor storage may not exceed fifty (50) percent of the lot area, and
  • the maximum lot coverage of only the outdoor storage may not exceed twenty five (25) percent of the lot area.

(*5) Permitted only as an accessory use and in accordance with section 4.19

(*6) Only permitted if the use does not include or require direct consumption of water, except for auxiliary facilities such as washrooms, staff kitchen and lunchrooms.

Zoning Classifications

In a Business Park Industrial Special - 7 (M1-7), the permitted uses are all those uses in the Business Park Industrial (M1) Zone and the General Industrial (M2) Zone excluding Assembly Hall, Day Nursery, Place of Entertainment, Recreational Facilities, Restaurant and Restaurant Drive-Thru with the following provisions:

  1. Where a lot line abuts an EP1 Zone, a 10 metre vegetative buffer shall be maintained in a fully natural state, with no clearing, re-grading, soil disturbance, or placement of materials or facilities, including those associated with storm water management.
  2. Where a lot line abuts an EP1 Zone, a minimum setback of 20 metres will be required.
  3. Where a lot line abuts a railway, a building setback of 15 metres shall be required from that lot line.

All other applicable provisions of the Business Park Industrial (M1) Zone shall continue to apply in respect to the lands located within the Business Park Industrial Special - 7 (M1-7) Zone. 

In a Business Park Industrial Special - 8 (M1-8) Zone, the permitted uses are all those uses in the Business Park Industrial (M1) Zone and the General Industrial (M2) Zone excluding Assembly Hall, Day Nursery, Place of Entertainment, Recreational Facilities, Restaurant and Restaurant Drive-Thru with the following provisions:

  1. The minimum front yard setback is 7.5 metres.
  2. The minimum exterior side yard setback is 10 metres.
  3. Where a lot line abuts an EP1 Zone, a 10 metre vegetative buffer shall be maintained in a fully natural state, with no clearing, re-grading, soil disturbance, or placement of materials or facilities, including those associated with storm water management.
  4. Where a lot line abuts an EP1 Zone, a minimum setback of 20 metres will be required.
  5. Where a lot line abuts a railway, a building setback of 15 metres shall be required from that lot line.

All other applicable provisions of the Business Park Industrial (M1) Zone shall continue to apply in respect to the lands located within the Business Park Industrial Special - 8 (M1-7) Zone.

In a Business Park Industrial Special - 9 (M1-9) Zone, the permitted uses are all those uses in the Business Park Industrial (M1) Zone and the General Industrial (M2) Zone excluding Assembly Hall, Day Nursery, Place of Entertainment, Recreational Facilities, Restaurant and Restaurant Drive-Thru with the following provisions:

  1. The minimum lot frontage is 14 metres.
  2. Where a lot line abuts an EP1 Zone, a 10 metre vegetative buffer shall be maintained in a fully natural state, with no clearing, re-grading, soil disturbance, or placement of materials or facilities, including those associated with storm water management.
  3. Where a lot line abuts an EP1 Zone, a minimum setback of 20 metres will be required.
  4. Where a lot line abuts a railway, a building setback of 15 metres shall be required from that lot line.

All other applicable provisions of the Business Park Industrial (M1) Zone shall continue to apply in respect to the lands located within the Business Park Industrial Special - 9 (M1-7) Zone.

In a Business Park Industrial Special - 9 (M1-9) Zone, the permitted uses are all those uses in the Business Park Industrial (M1) Zone and the General Industrial (M2) Zone excluding Assembly Hall, Day Nursery, Place of Entertainment, Recreational Facilities, Restaurant and Restaurant Drive-Thru with the following provisions:

  1. The minimum lot frontage is 25 metres.
  2. Where a lot line abuts an EP1 Zone, a 10 metre vegetative buffer shall be maintained in a fully natural state, with no clearing, re-grading, soil disturbance, or placement of materials or facilities, including those associated with storm water management.
  3. Where a lot line abuts an EP1 Zone, a minimum setback of 20 metres will be required.
  4. Where a lot line abuts a railway, a building setback of 15 metres shall be required from that lot line.

All other applicable provisions of the Business Park Industrial (M1) Zone shall continue to apply in respect to the lands located within the Business Park Industrial Special - 10 (M1-7) Zone. 

In an Open Space One Special - 4 (OS1-4) Zone, the permitted uses are all those uses in the Open Space One (OS1) zone including Storm Water Management Facilities.

All other applicable provisions of the Open Space One (OS1) Zone shall continue to apply in respect to the lands located within the Open Space One special - 4 (OS1-4) Zone.
