NOTICE FOR PUBLIC HEARING

CONCERNING APPLICATIONS FOR CONSENT UNDER SECTION 53 OF THE PLANNING ACT, 1990
TAKE NOTICE THAT THE COMMITTEE OF ADJUSTMENT FOR CONSENTS WILL HOLD A HYBRID PUBLIC MEETING ON
November 28, 2024 at 2:00 p.m.
This meeting will be held in a Hybrid format in accordance with Section 238 of the Municipal Act, and the Town’s Procedure By-law, which provide for Electronic Participation.
Members of the public wishing to comment are strongly encouraged to make a written submission any time prior to the hearing by emailing planning@bracebridge.ca.  Members of the public wishing to make oral submissions to the Committee may do so by attending the Council Chambers at 1000 Taylor Court or Electronically through Zoom.  A link to the Zoom meeting and instructions on how to participate will be made available to the public on November 25, 2024 at: https://bracebridge.civicweb.net/filepro/documents/28627 or by going to the Town's Council and Committee Calendar.

CONSENT APPLICATION NO. D10-48/24

 EXPLANATION OF THE PURPOSE AND EFFECT OF THE CONSENT APPLICATION

An application for consent has been submitted for the lands located at 1422 Muskoka Road 118 West and legally described as part of Lots 10 and 11, Concession 4, Monck Ward, Town of Bracebridge, including Part 2 of 35R-22121. The subject lands in Consent Application D10-48/24 are identified as Retained Lot 1 in provisionally approved Consent Application D10-12/24, which has not yet been finalized. The key map and consent sketch included in this notice show the portion of 1422 Muskoka Road 118 West represented by Retained Lot 1 in D10-12/24. The subject lands are approximately 11.0 hectares (27.2 acres) in area with approximately 159.9 metres (524.6 feet) of frontage on Muskoka Road 118 West and 142.3 metres (466.9 feet) of frontage on Cedar Beach Road. If approved, the application would result in one severed parcel and one retained parcel.


The severed lot would be approximately 4.0 hectares (9.88 acres) in area with 142.3 metres (466.9 feet) of frontage on Cedar Beach Road. The resultant retained lot would be approximately 7.0 hectares (17.3 acres) in area with 159.9 metres (524.6 feet) of frontage on Muskoka Road 118 West.

CONSENT APPLICATION NO. D10-52/24

STICKEL - ROLL NUMBER 050 002 071 00

 EXPLANATION OF THE PURPOSE AND EFFECT OF THE CONSENT APPLICATIONS

An application for consent has been submitted for the lands located at 1169 Germania Road and legally described as part of Lot 6, Concession 6, Draper Ward, Town of Bracebridge, being Part 3 of 35R-19694. The subject lands are approximately 6.64 hectares (16.42 acres) in area with 167.6 metres (550 feet) of frontage on Germania Road. If approved, the application would result in one severed parcel and one retained parcel.


The severed lot would be approximately 2.17 hectares (5.35 acres) in area with 83.8 metres (275 feet) of frontage on Germania Road. The resultant retained lot would be approximately 4.48 hectares (11.07 acres) in area with 83.8 metres (275 feet) of frontage on Germania Road.

ADDITIONAL INFORMATION relating to the application can be obtained by contacting the Planning Services Branch of the Planning and Development Department via planning@bracebridge.ca. A Notice of this application has been circulated to all property owners within 60 metres (200 feet) of the subject properties and to the appropriate persons and public bodies according to Ontario Regulation 197/96 under the Planning Act.

ANY PERSON OR AGENCY may make written submissions to the Town of Bracebridge either in support of or in opposition to the proposed consent by emailing planning@bracebridge.ca.
A copy of the decision will be sent to the applicant and to each person who filed with the Town a written request for notice of the decision.

If you wish to be notified of the decisions in respect of these applications, you must submit a written request to the Town of Bracebridge (planning@bracebridge.ca). This will also entitle you to be advised of a possible Ontario Land Tribunal Hearing. Even if you are the successful party, you should request a copy of the decision since the decision may be appealed to the Ontario Land Tribunal by the applicant, the Minister or a specified person or public body as defined by the Planning Act that has an interest in the matter. Members of the public are no longer able to appeal Consent decisions to the Ontario Land Tribunal, as a result of changes made to the Planning Act by Bill 23 on November 28, 2022.
